As an Enfield metal roof coating contractor, we clean, prime, seal, and coat metal roofs on warehouses, shops, farm buildings, and plants across north-central Connecticut.

Enfield metal roof coating starts with what is wrong today. These are the signs we look for and how soon each one needs work.
Surface rust spreading along panel ribs is the most common reason owners call. Solid steel under it means the roof can be primed and coated.
Years of hot days and freezing nights work exposed fasteners loose, and cracked washers let water run down each shank.
Water on stored goods, stained ceiling tiles, or wet floors means a lap or curb is open right now and needs a repair before the next storm.
Panel ends near the eave hold snowmelt longest; their laps separate first and leak at the bottom of the slope.
Rooftop units vibrate, and the flashing around their curbs cracks where it meets the panels.
One inspection, then a fixed order of work on every roof we coat.
We walk every panel, check fastener rows and laps, look for rust holes and soft spots, and give you a written list of what the roof needs.
Panels are pressure washed, loose scale is brushed or ground off, and rust-inhibiting primer goes on bare steel and stained ribs.
Backed-out screws and cracked washers come out, and new fasteners, often one size larger, go into the same holes.
Laps, curbs, vents, and ridge caps get fabric and sealant so the weak points carry extra material.
Field coats go on with a wet-mil gauge in hand, and every section is checked against the system's thickness.
Five systems, each with its own order of work. The roof decides which one fits.

Coating keeps the panels you have and seals the places they leak.
Laps, seams, and screw heads end up under one coating instead of hundreds of separate caulk beads.
Nothing is torn off, so loading, storage, and production continue while sections are coated.
A white or light topcoat reflects sun that bare steel absorbs, which helps cold storage and shops in July.
Primer and coating seal out the water and air that keep surface rust spreading across the ribs.

Condition
Yes, when the steel under the rust is still solid. Scale gets ground or brushed off, bare spots get rust primer, loose screws are replaced, and seams are sealed. Panels with holes or soft spots get new metal first, since coating covers surface rust but cannot span a hole.
It pays off when the framing and most panels are solid and the trouble is rust, leaking laps, and worn fasteners. The roof stays in place and the building stays open. Widespread rust-through or structural damage points to replacement instead.
Large areas of rusted-through panels, a roof that flexes or feels soft underfoot, soaked insulation, and damaged framing. Each of those needs new panels, structural repair, or a new roof first; we look for all four during the inspection.
Coatings carry no fixed lifespan. Applied thickness, prep quality, drainage, foot traffic, and upkeep decide it. Most coatings can be cleaned and recoated when they wear thin, so the panels stay protected without a tear-off.
Cost
As a ballpark, about $2.50 to $4 per square foot of roof area. Rust and seam prep, fastener condition, the system chosen, the thickness specified, access, and roof size move a job within that range. An inspection sets the real price.
Coating seals the panels you have and keeps the building closed and running during the work, and a light finish reflects summer sun. If the inspection finds wet insulation, failed panels, or framing damage, those get repaired or replaced first.
Prep. Heavy rust, missing screws, open laps, and bent panel edges add labor before coating starts, and hard access or a small roof area pushes the price toward the top of the ballpark range.
Weather And Code
The framing sets how much snow a roof carries; coating leaves that unchanged. What it does is seal laps and screw heads so meltwater at the eaves has fewer ways in. Clear snow with plastic shovels and leave a thin layer so blades stay off the coating.
