Commercial Roofs · Enfield, CT
As an Enfield shingle roof coating contractor, we replace damaged tabs, seal flashing, and coat commercial shingle roofs whose shingles still lie flat on a solid deck.

Enfield shingle roof coating works on intact shingles; this comparison shows the cut-off.

Aging shingle roofs show these conditions; each one is handled before coating so the finish bonds to a complete, flat surface.
A handful of missing tabs get replaced with matching shingles before coating, so the surface is complete.
Ice pushes water under eave shingles each winter; the eave line gets sealed and damaged shingles replaced.
Flashing at walls, vents, and chimneys gets re-sealed or replaced before coating goes over it.
Water inside under a valley means it is leaking now; call us before the next storm.
Shingles shedding granules into gutters are aging and ready for a coating while the mat is still intact.
Shingle coating is one of five systems; the table shows which roofs each covers.
| System | Roof It Covers | Main Prep | Season |
|---|---|---|---|
| Shingle Coating | Asphalt shingles that lie flat | Tab replacement, flashing, eaves | Spring into fall |
| Acrylic | Pitched metal panels | Primer, laps, fasteners | Late spring into early fall |
| Silicone | Low-slope roofs that pond | Drains, seams, drying | Spring into fall, cooler days |
| Spray Foam | Flat decks with many vents | Dry deck, masking | Dry, calm days |
| Commercial Metal Coating | Ribbed metal with rust | Rust primer, fasteners | Dry days above label minimum |
Coating seals aging shingles in place without a tear-off.
The coating bonds the aging surface while the roof stays on, which avoids a tear-off over occupied space.
Eave edges and valleys get sealed where ice dams push water under the shingles each winter.
With no tear-off, offices, shops, and clubhouses below keep working through every day of the job.
A light coating reflects sun that dark shingles absorb, which helps rooms and attics directly under the roof.
Call and tell us whether the stain sits under a valley, a wall, or the eave; each points to a different repair.

We walk the roof, check how the shingles lie, count missing and broken tabs, look at flashing and valleys, and test the deck for soft spots.
Missing and broken shingles are replaced with matching ones, and loose tabs are sealed down so the surface is flat.
The roof is cleaned of debris, moss, and loose granules so the coating bonds to the shingles themselves.
Flashing at walls and vents, valleys, and eave edges get sealant first, since ice dams and runoff hit those spots hardest.
An asphalt-rated coating goes on at the target thickness, checked with a wet-mil gauge across each slope.
Shingle coating fits asphalt roofs. These fit the rest.

Metal buildings on the same lot get a full restoration with rust primer, new fasteners, and sealed laps.
Commercial metal roof coatingLow-slope sections where water sits after storms take silicone, which tolerates ponding.

Pitched metal panels on the same property take acrylic in two contrasting coats.

Decks crowded with vents and units take spray foam, which adds insulation under a topcoat.

Fit
Yes, when the shingles lie flat and stay attached and the deck is solid. We clean, replace damaged shingles, seal flashing, and apply an asphalt-rated coating. Coating seals the surface; deck problems and roofs that have already failed need other work first.
Coating fits aging but intact shingles on a solid deck. Reshingling fits roofs with curling, cracking, or missing shingles across large areas, or a soft deck. We walk the roof, check the deck where we can reach it, and tell you which one it needs.
The coating gives the shingles a uniform color, usually lighter than worn asphalt, and that finish reflects more sun. On a building with a visible mansard or front roof, we show color options before ordering material.
Cost
As a ballpark, about $2.50 to $4 per square foot of roof area. Shingle replacement, flashing work, roof pitch and access, roof size, and coating thickness move the price within that range; the inspection sets the written number.
Yes, on offices, retail fronts, clubhouses, banks, and mansards where a tear-off would disrupt business, create debris near customers, or expose occupied rooms. It works when the shingles are intact and the deck is firm.
Most commercial shingle roofs take a few days once tabs and flashing are done, set around dry weather and your business hours. Larger or steeper roofs take longer, and you get a schedule after the inspection.
Winter
One made for asphalt, applied after eave edges, valleys, and flashing are sealed and damaged shingles replaced. Ice dams come from heat loss and snow cover, so attic insulation and ventilation matter too.
Shingle coating needs dry weather above the label minimum to cure, so it is scheduled from spring into fall, with dates held once the inspection is done. The inspection and tab repairs can happen earlier in the year.
It seals the aging surface and holds remaining granules in place, which slows the wear that sends granules into gutters and downspouts. Shingles that have already lost most of their granules down to the mat are replaced instead.
Tell us how the shingles look and where it leaks, and we will plan the inspection.
