As a Suffield metal roof coating contractor, we treat rust, replace worn washers, seal panel laps, and coat the metal roofs on farm, storage, and equipment buildings.

Suffield metal roof coating work leans toward agricultural and storage buildings: exposed-fastener panels over open framing, long runs of laps, and rubber washers that have dried out in the sun. Those roofs coat well when the rust sits on the surface and the purlins are solid.
We check the framing from inside where we can, count the fasteners that need replacing, and mark panels rusted through so they get swapped before any coating goes on.
Farm and storage roofs show the same handful of problems; here is how we rank them.
Dry, split washers let water run down every screw shank. Each one gets replaced before coating.
Orange film across the ribs is the normal case for coating. It gets cleaned and primed.
Water landing on stored tractors or crops means open laps right now. Call us.
Wind lifts the edge of a lap and lets rain in sideways. Laps get stitched and sealed.
Snow sliding to the eave refreezes and pries at the bottom edge of the panels.
On a farm building the coating has to keep water off equipment and stored goods.
Sealed laps and new fasteners stop the drips that rust machinery parked under the roof.
A white topcoat cuts the heat that builds up under bare steel during July and August.
Nothing comes off the roof, so the shed keeps working while each section is coated.
Each coat is measured in mils, so coverage over every rib and lap is recorded.
Most Suffield farm roofs are ribbed metal, but storage yards often include other roof types too.

We walk the panels and look up from inside the barn or shed to check purlins, rusted-through spots, skylight panels, and every row of washers along the laps.
Coating days are set around harvest, deliveries, and equipment moves, with doors, stored crops, and machinery covered wherever spray could drift inside.
Panels are washed, loose rust is brushed or ground off the ribs, and rust primer goes on bare steel, orange film, and the lower panel ends that stay wet.
Worn screws and dried washers come out, and new oversized fasteners with fresh washers go into the same holes before any lap gets sealed.
Field coats cover panels, side laps, and screw heads in full, and thickness is measured with a wet-mil gauge as each run of panels is finished.

Rust
Often, yes. When the rust is on the surface and the framing holds, we clean and prime the steel, replace worn fasteners and washers, seal the laps, and coat it. Panels rusted through get swapped first so the coating covers solid metal.
Daylight showing from inside, soft spots underfoot, and holes at the eave are the signs. We check from both sides during the inspection and mark every panel that needs replacing.
Cost
As a ballpark, about $2.50 to $4 per square foot of roof area. The number of fasteners to replace, panels to swap, and how easy the roof is to reach move the price within that range.
Usually. Replacement runs about $5 to $8 per square foot as a ballpark, while coating skips tear-off and disposal. Coating only applies when the framing and most panels are solid.
